Minimum Night Stay:
All cabins have a two night minimum stay is required and a three night minimum stay is required on all major holiday weekends. Please contact us should you require a one night stay and we can help to accommodate you if possible.
Rates:
Rates are charged by the number of nights that are booked in the cabin.
Deposits & Payment:
A 30% deposit is secured during the time you reserve your cabin. The total deposit amount is then applied to your total balance once billed. You will be billed for the remainder of your balance 1 week prior to your stay. Reservations made 1 week or less prior to your arrival must be paid in full at the time of reservation. All payments must be made with a credit card, no cash or checks will be accepted.
Cancellations:
Should you need to cancel your reservation 30 days or more prior to check-in, a full refund will be given. A 50% refund will be given if you need to cancel 14-30 days before check-in. No refunds will be given for cancellations earlier than 14 days before check-in.
Age Requirement:
You must be 21 years of age to reserve a cabin. Please call our office if you are under the age requirement. Anyone under the age of 21 must be accompanied by an adult.
Check In & Check Out Time:
Check in time is 4pm and check out time is 11am. Unfortunately we cannot offer early check in or late check out.
Check In & Check Out Procedures:
Detailed check in and check out instructions will be emailed to you prior to your arrival.
Same Day Arrival:
Please contact us directly to help you arrange a same day arrival reservation.
Booking Confirmations:
Booking confirmations are emailed to you at the time of your reservation. Please review this for accuracy. If you find a discrepancy on your booking confirmation, please reach out to us so we can adjust your reservation as needed. If you do not receive a confirmation email at the time of your booking, please email us and we will confirm your reservation.
Smoking Policy:
All of our cabins are smoke free and no smoking will be allowed in any cabin.If you are caught smoking in the cabin there will be a $100.00 per day cleaning fee charged to you plus any additional fees required to remove the smell of smoke from the cabin. Please ensure that cigarette butts are properly disposed of and not thrown on the ground in exterior areas. An additional charge will be billed to you if additional grounds cleaning is required.
Pet Policy:
Each cabin has its own pet policy. Please visit the individual cabin pages to see if it allows pets or not. If the cabin is pet friendly we allow up to 2 pets to stay and an additional $25 pet fee per pet will be charged to your reservation for each night of your stay. Please note that pets are not allowed on cabin furniture and should be placed in a kennel while alone in the cabin to avoid any possible damages. If any damages are occurred to the cabin due to the stay of a pet, all costs will be billed directly to you. If a cabin has a no pet policy that has not be complied with an additional pet cleaning fee will be billed to you.
Additional Guests:
If you would like to bring more guests than what is listed for the cabin capacity, we charge an additional $15 per day, per additional guest. Please let us know if you plan on having additional guests with you during your stay.
Driving Instructions:
Detailed driving instructions will be sent to you prior to your arrival. Please ensure to print these instructions and bring them with you. Cellular service and GPS can be unreliable in the Broken Bow area and you may not be able to access driving instruction from these.
Trash:
Large trash bins are located outside of each cabin. Please make sure to place all trash in these bins prior to you leaving the cabin. These bins are emptied every Monday, Wednesday, and Friday. Additional trash bags will be provided.
Firewood & Campfires:
If you would like to use the outdoor fire pit, you will need to provide your own firewood. There are several locations along 259 in Hochatown that provide cut firewood. Please help keep the fire pit safe and clean and do not throw any glass in it. Always make sure that fires are not left unattended and extinguish any fires before you leave the cabin. Please consider bringing also bringing a starter log and lighter with you to the cabin since these are not provided.
Hot Tubs:
Hot tubs are drained, cleaned, and refilled prior to each guest stay. Please note that the hot tub may not yet be warm when your first arrive at the cabin since it has just been cleaned and refilled. Additional chlorine will be provided at each cabin for the hot tub if you choose to use it. Please ensure that children are not left unattended in or around the hot tub. If the hot tub cover is damaged a fine will be charged along with your stay.
Internet & TV Service:
Wireless internet will be provided at each cabin. The wifi code will be emailed to you prior to your arrival. Please reference the cabin page for details regarding TV service at each cabin. If you log into any TV apps like Netflix or Hulu during your stay please do not forget to log out of these prior to your leave. Although internet and TV service are provided, service reliability and internet speeds are not the responsibility of Carter Mountain Cabins. No refunds will be given due to unreliable wifi or television services.
Fireworks & Firearms:
Due to safety and fire hazard concerns, the discharging of fireworks and firearms is strictly prohibited on all cabin properties. If these policies are violated you may be asked to vacate the cabin without refund.
ATVs & Unlicensed Off-Road Vehicles:
ATVs and unlicensed off-road vehicles are only allowed on certain trails around the Broken Bow area. They are not legally permitted on cabin property or on any roads that lead to and from the cabins. Local law enforcement will enforce these laws and will charge fines for any violations. For more information on where you can ride ATVs and unlicensed off-road vehicles we recommend you checking out Bandits ATV in Hochatown.
Maintenance Repairs & Service Calls:
Should you have a maintenance issue during your stay, please reach out to us directly so we can help to fix the issue. All non-emergency requests should be reported during the hours of 9am to 4pm. Please note, we will make every effort to solve the maintenance issue, however if the issue is not able to be repaired during your stay we will refund you a portion of your rental fee to accommodate you for the inconvenience.
Quiet Hours, Noise Complaints, & Parties:
Please be thoughtful of noise levels during your stay. Quiet hours are from 11pm to 7am. Any noise complaints will be taken directly to local law enforcement. Events and parties are strictly prohibited and will result in additional fines as well as immediate eviction from the property without refund.
Trees:
If trees are found to be damaged or cut down during your stay, a fine will be charged to you for tree replacement cost.
Additional Cleaning, Missing Items, & Damage Fees:
After your departure if items are found missing or damaged, you will be charged accordingly. If the cabin requires additional cleaning for items such as excessive trash, stains, vomit, pet urine or excessive pet hair, an additional cleaning fee will be billed to you. Please do not rearrange furniture or relocate furniture outside. A fee will be billed to you for any furniture that is required to be relocated to its original position.
Left Behind Personal Items:
If you happen to leave behind a personal item after your stay, you will be charged all costs associated with shipping and handling of the items.
RV Parking & Tent Camping:
RV parking and tent camping are strictly prohibited at the cabins. If we see these on the property during your stay, we will ask these to be removed immediately. If these are not removed, we will kindly ask that you vacate the property without refund due to lack of adherence to Carter Mountain Cabin policies.
Encounters with Wildlife:
The Broken Bow area is known for its vast wildlife and insects. For your safety, please do not feed any of the animals that you may encounter around the cabin areas. Carter Mountain Cabins will not be held responsible for any issues or injuries resulting from encounters with wildlife. Our properties are regularly treated with pest control services however no refunds will be given for pest problems in or around cabin properties.
Liability:
All guests that stay at a cabin under Carter Mountain Cabins management agree to follow all policies as listed above. Carter Mountain Cabins is not responsible and will not be held liable for any injuries up to and including death incurred from facilities or surrounding areas under our management.
